Roof Repairs

Not every leak means a new roof. Plenty of them are one flashing, one vent or one section of ridge.

The most expensive thing about a roof leak is usually not the roof. It is the ceiling, the insulation and the framing that get wet while somebody decides what to do about it.

Viktor will come and find where the water is actually getting in, which is often nowhere near where it is showing up inside. Flashing around a chimney, a failed vent boot, lifted shingles after a windstorm and blocked valleys account for a large share of what he gets called out for.

If the roof genuinely is finished, he will say so and quote the replacement. If it is a repair, he would rather do the repair. Talking someone into a roof they do not need yet is how you get one job from a house instead of three.

There is a stain on my ceiling. Is my roof finished?

Not necessarily. Water travels along framing before it drops, so the stain is often well away from the entry point. It is worth having someone find the actual source before assuming the whole roof has to go.

Can you tarp it if it is actively leaking?

Call and describe what is happening. Getting water stopped is the first job, and what happens after that is a calmer conversation.

Is a repair worth it on an old roof?

Sometimes not, and Viktor will tell you when a repair is money spent twice. But an older roof with one bad flashing is a repair, not a replacement.
